  • A feasibility study for an all inclusive mid-market beach resort in this “St Tropez” of Albania.  Aimed at a local and regional market with support from Western European tour operators.

Durres, Summer Palace
  • Feasibility study and business plan for the conversion of the King’s palace into a leisure mixed use scheme targeted at the regional market including Serbia, Kosovo and Macedonia.  We also introduced architects to the development.

  • Feasibility study assessing two options for a site, a tour operator hotel and an exclusive upmarket hotel.

Newfoundland, Humber Valley
  • Appraisal of the planned scheme in order to improve the product offer and ultimately the cashflow projections.  We created a detailed financial model for each residential and leisure component.  This formed the basis for a valuation that was performed to attract equity funding to the project.

  • Owners Representative for the development of Villa Nova, Barbados.
Nevis
  • We prepared a business plan for an upmarket resort with beachfront hotel and villas nestled in the hills with a spa located at the top of the site in the dormant volcano.  A RICS valuation was carried out subsequently.

  • Investigation of potential locations for Hilton Hotels in Wuxi and Suxhou.

  • Business plan and operator selection for internationally branded hotel in Zagreb.

Cyprus:

Cavo Greco
  • In conjunction with WATG we created the concept for this 46 hectares site with a 1200 m beachfront on the east coast of the island.  From concept definition, through to feasibility study, operator selection and selection of professional team, we are looking forward to a glass of champagne on opening.

Ha Potami
  • Concept definition and full financial feasibility study for a 1,000 ha mixed use resort.  We collaborated with WATG on the masterplan.
  • 3 golf courses, 2 hotels, 1,500 real estate units, 2 beach clubs, spa, sport training facility, commercial centre, wildlife sanctuary, turtle sanctuary (educational visitor attraction).
Limni
  • Business plan for mixed use development near Limni, Polis, incorporating upmarket hotel, residential real estate, golf course and mining museum.
Paphos
  • Assessment of the concept and the feasibility of the real estate components on this mixed-use resort.  Other advice given centred on the overall concept development of the resort.

  • We assisted our client from the initial enquiry as to how this ancient public house could expand its business to the feasibility study for a Holiday Inn Express on site, to the RICS valuation, the raising of debt financing and assistance with the operator selection.  We have now drunk a glass of champagne at the opening celebrations in September 2010.

  • This is a purpose built residential spa located to the east of  Colchester and comprising a development of 80+ treatment rooms and 100 guest bedrooms all situated within protected landscaped gardens. We located the site for the client and have subsequently provided a critique of the business plan.

Gatwick Airport, North Terminal
  • We advised Global Infrastructure Partners on the conversion of an office building adjacent to the North Terminal into an internationally branded mid-market hotel.  We’ve developed the concept in conjunction with our subcontractors on this project: Aukett Fitzroy Robinson, Arup and Davis Langdon.  We assisted in raising capital, selecting the operator and structuring the joint venture deal.  The hotel is currently under construction and will open in 2012.
