  • Competitive analysis and financial appraisal for the acquisition of an upmarket and a midmarket hotel located on Pralong slope in Courchevel 1840. 
  • 2 hotels, 116 rooms
Chateau de Houetteville
  • Feasibility study for the conversion of a chateau to an upmarket residence club.  A valuation for debt funding purposes was carried out on the basis of the feasibility study.

Georgia:

Batumi
  • A market led feasibility study and business plan for the hotel as a part of a mixed-use development.  This included an area programme to guide architects and appropriate market positioning.
  • Operator selection from a large group of interested parties to concluded negotiations with Hilton. 
  • Further advice included assistance with financial structuring and guidance on the relationship between the residences and the hotel. 
  • 275 rooms, 100 apartments, casino, retail, leisure facilities
Adjara, Goderdzi Pass 
  • Assessment of market demand for summer and winter leisure tourism to Goderdzi pass.  This included the review of a number of international and regional ski resorts to ascertain appropriate resort components for the project.
  • Assistance with the formulation of a masterplan for the resort development in cooperation with an international firm of architects.

Germany:

Berlin 
  • Review of 3 sites in Berlin for the development of an upmarket hotel.  We then carried out a market led feasibility study and business plan for a hotel at the preferred location. Lease negotiations are currently ongoing.

  • Lease structuring for serviced apartments in Berlin.
Frankfurt
  • Appraisal of the potential market demand for a conference/training hotel near Frankfurt.  The appraisal included over 50 interviews with local demand generators that provided information on both the national training and conference market and on the micro market for this specific development.

  • Lease structuring for serviced apartments in Frankfurt.

Greece:

Crete, Cape St John
  • Concept definition and assessment of market demand for a very large mixed use resort development with multiple anchor hotel developments.  In cooperation with an international architectural services firm.
  • 60 unit all suite hotel, destination spa, 200 room family resort hotel, 150 residences as fractional ownership, 50 upmarket whole ownership villas, golf course, various sporting facilities and food & beverage outlets. 
Crete, North East
  • Feasibility study for the two hotels on this mixed use resort.  We also attracted Kempinski as an operator for one of the hotels.

Guernsey:

  • Development of a market led feasibility study for a branded hotel development in St Peter  Port.

Haiti:

  • Feasibility study for the Development of the Hilton Hotel, Port-au-Prince, Haiti.

Goa
  • We introduced the first 5* international brand in Goa.  The hotel is situated between an isolated beach and unspoilt mountains.

Various 
  • Introduction of Intercontinental Hotel Group to hotels in New Delhi, Mumbai and Goa.
  • Negotiation of management contracts for Hilton International in New Delhi, Mumbai, Goa and Chennai.

  • Full feasibility study for a mid-market airport hotel.

Puglia, Calabria & Sicily
  • Masterplan review and facilities recommendation, in corporation with WATG and European Golf Design, for six large mixed use sites in Puglia, Calabria and Sicily.
Tuscany, Borghetto di Chiena
  • Full feasibility study for a farm-share concept.  We introduced a full professional team, including branding experts, interior designers, general manager, sales & marketing team, legal assistance, etc.

  • Asset Management and owners representative for the creation, set-up and execution of the Fractional Real Estate project Villa Bossi Pucci in Tuscany, Italy.

  • Business plan evaluating the future trading potential following planned expansion of an existing hotel and golf course in Tuscany, near Florence.

  • Development of a market led feasibility study for an extended stay product in St Helier.

Kenya:

Kilifi Creek 
  • A market led feasibility study and business plan for a large mixed use resort on the coast of Kenya, including villas, golf, spa, beach club, country club, residence club and hotel.

Libya:

  • Member of London Chamber of Commerce Sponsored Trade Mission to Tripoli and Benghazi. 
  • Due diligence work on company financial statements. Desktop research for the development of a major coastal mixed-use development.

Montenegro:

Budva to Kotor 
  • Numerous concept definitions, feasibility studies, business plans, valuations and site identifications for developments ranging from leisure real estate only to large mixed use resorts and urban leisure developments.  The sites ranged from Sveti Stefan, to Becici, Budva, Kotor, and Risan.

Budva – various
  • Assessment of 14 sites regarding their future potential for leisure development in the Budva area.  We recruited WATG to the project on behalf of the client.

  • We assisted the developer from initial site review, to feasibility study and through to operator selection (InterContinental Hotel Group) for this large mixed use destination resort.
